DESIGN PROCESS
1. Initial Consultation
Each project begins with a structured consultation to understand the client’s vision, functional requirements, budget considerations, site conditions, and project timeline.
2. Spatial Programming & Professional Engagement
Spatial requirements are carefully developed through:
• Curated online meetings (Zoom or equivalent platforms)
• Dedicated project coordination via private messaging channels
• In-person meetings, when appropriateAt this stage, the project scope is refined, the appropriate design package is selected, and a Professional Service Agreement, in accordance with Republic Act No. 9266, is executed.
3. Architectural Planning & Concept Development
The design process formally commences with architectural planning focused on clarity, efficiency, and design intent, including:
• Comprehensive floor plan development
• Spatial zoning, circulation, and functional relationships
• Design refinements within the agreed scopeThis phase establishes the architectural framework of the project.
4. Architectural Visualization
Following floor plan approval, architectural visualization is developed to communicate the proposed design, including:
• 3D exterior perspectives
• Architectural massing and façade articulation
• Overall form and architectural character of the structure
5. Design Development & Technical Documentation
Technical documentation is prepared based on the selected professional service package:
DADS – Detailed Architectural Design Set
Includes:
• Complete Architectural Drawings
• Structural, Plumbing, and Electrical layouts prepared for design coordination
Engineering drawings under DADS are provided for reference and coordination purposes only and do not include structural analysis, technical specifications, signing, or sealing.DAEDS – Detailed Architectural & Engineering Design Set
Includes:
• Architectural Drawings
• Structural Drawings with complete analysis
• Plumbing & Sanitary Drawings with specifications
• Electrical Drawings with specifications
• Optional Mechanical Drawings
All engineering documents are prepared, signed, and sealed by duly licensed professionals, fully compliant with statutory and permitting requirements.
6. Issuance of Printed Plans
Upon completion and approval, the final drawings are compiled and issued as printed plans and digital files, suitable for:
• Regulatory submission and permitting
• Construction reference
• Optional Professional Services
Architectural Interior Design Services
To further refine and articulate the interior design intent, we offer Architectural Interior Design services, which may include:
• 3D interior perspectives based on approved architectural plans
• Detailed finishes specifications, including recommended materials, finishes, and design references.These services are provided under a separate professional engagement.
Architectural Project Supervision & Coordination
Architectural Project Supervision services may be engaged to ensure that construction work adheres to the approved plans and design intent, including:
• Periodic site visits for architectural works
• Formal site updates and written reports
• Signing and sealing of architectural supervision documentation, as applicable
• Coordination with contractors and allied professionals on architectural mattersThis service is rendered in accordance with Republic Act No. 9266 and does not include construction management or control over construction means and methods.
Contractor Selection Assistance
To support informed and impartial decision-making, professional assistance may be provided in:
• Review and comparison of contractor quotations or bids
• Evaluation of scope, cost, and proposed timelines
